Clients Brief

Negotiating the terminal dilapidations settlement for the tenant.  The property was the UK headquarters for Anixter (UK) Limited.  The building comprised 27,449 sq.ft offices on three floors in the centre of Uxbridge being constructed around 1987.

The property was held by Anixter on a full repairing Underlease for 17 years from 1996 expiring within a few days of the Headlease in February 2013.  Anixter had the benefit of a Schedule of Condition.

An independent assessment by others in 2010 assessed Anixter’s dilapidations liability in excess of £500,000.

A dilapidations claim was received from the landlord in the sum of £1.127m in January 2013. Negotiations took place with the landlord over a period of some months during which time the building was substantially refurbished by the landlord.

The final settlement at £225,000 saved Anixter over £900,000 from the original claim.
